Dry Rot Survey & Treatment
Dry rot was found in this house undergoing renovation in Belfast: Stronghold Preservation were requested to identify the extent of the dry rot, and to suggest treatment for the dry rot.
The house is a mid-terrace three storey building, split into 3 apartments, in the middle of the university area of Belfast. It is of solid brick construction.
Parts of the house had already been substantially stripped back, allowing our surveyor to easily identify the dry rot. The floor joists, a timber head, the timber stairs, door frames and the drylining were all infected with the dry rot fungus.

Dry Rot Treatment
All plaster around the infected areas of dry rot had to be
stripped back, and all infected timber was removed &
disposed. All 3 apartments needed to be assessed and treated
simultaneously to ensure full eradication of the dry rot
fungus. All masonry in the vicinity of the dry rot was sterilised and only treated
new timber was used to replace the removed timbers.
Damp Proof Treatment
There was an existing bitumen type damp proof course (DPC)
visible in the property: however, these types of dpc's tend to
break down with age. Stronghold Preservation therefore
recommended that a new chemical injection
dpc was installed during the renovation works, to eliminate any
rising damp in
the house.
