This large, old house, dating from the 1860s had become dilapidated and in need of major refurbishment, as it had been derelict for some time.
Stronghold Preservation were contacted by the contractor, who requested a damp & timber survey for the entire house. On inspection, Stronghold Preservation found that there was
rising damp in the external solid brick walls, and
wet rot in various places. Active
woodworm was also found in the first floor joists.
Further Information
Rising damp
It was suggested that an electro osmosis damp
proof course be installed in the house on all walls affected by
the rising
damp.
Wet Rot
Wet rot was found
in some timber lintels, the bressumer beam at the rear of the
property, and in various timbers embedded in the masonry.
However, the architect had already decided to remove and replace
all the affected timbers.
Woodworm
Active woodworm
was found in the first floor timber joists. All affected
areas were sprayed with an insecticide to
eradicate the woodworm.
